Meet Bob Waun of DIRT Realty

Today we’d like to introduce you to Bob Waun

Hi Bob, we’d love for you to start by introducing yourself.
I grew up in the idyllic resort town of Charlevoix on the shores of North Lake Michigan. If you can’t make fudge here, they cast you away to the city after high school. On my way to Manhattan I got rooted in Detroit and have lived here until COVID, when I moved to Miami Beach. Bugs and hurricanes brought me back to the Midwest.

Along the twisting road I have collected friends, not stuff. Stories not things.

We all face challenges, but looking back would you describe it as a relatively smooth road?
It’s been a lucky road filled with grace and good people to guide my path. What sometimes seemed like set backs in my goals has always turned out to be good fortune repositioning my life for bigger wins.

We’ve been impressed with DIRT Realty, but for folks who might not be as familiar, what can you share with them about what you do and what sets you apart from others?
DIRT is a practice. We wanted to build a company that spoke to the nature of real estate, that could be flexible and operate in all asset classes. If location, location, location are the 3 most important things about real estate, then this really means it’s the DIRT. We seek to add value, create win-wins, and realize the intrinsic value in any investment.

We’d be interested to hear your thoughts on luck and what role, if any, you feel it’s played for you?
For the last few years I have flipped a coin to make most of the decisions in my life. Right or left, get on the plane or stay, go to the event or stay home, buy it or sell it. I have left it all up to a coin flip – random chance or the hand of providence.

I don’t know if this is – belief in luck, but I don’t believe that anything is random. The thing about luck is you never really know if it was a good or bad decision until you look back on it many years in the future.

For example, go to the networking event or stay home. Years later the person you met there could end up being a significant client or partner in your life. Or if you stayed home, you didn’t contract COVID or get a parking ticket. Needless to say, my coin seems to send me out the door more than it keeps me on the couch.

Pricing:

  • Buy value not price
  • Determine the intrinsic value, buy for less.
  • The decision to buy is easier than the choice to sell
  • List for the price that’s less than you think it’s truly worth. If you’re a seller, sell.
  • Fill or kill. Don’t let product linger “for sale”
