Saif, we appreciate you taking the time to share your story with us today. Where does your story begin?
My journey really started with a curiosity for how things work — whether it was business, people, or systems. Early on, I was always drawn to solving problems and building things that created value. That curiosity led me to pursue opportunities where I could learn hands-on — through entrepreneurship, real estate, and eventually private equity.

I co-founded SIGU Capital, a firm focused on opportunistic investing across the Midwest. We’ve grown into three verticals: real estate, private credit, and small business operations. What started as a few deals quickly evolved into something much larger.

Along the way, I’ve been fortunate to work with incredible partners and teams. I’ve also learned that success isn’t just about money or scale — it’s about alignment, discipline, and constantly refining your edge.

Now, I’m focused on building not just companies, but a platform that creates long-term value — for our investors, our communities, and our people.

Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
The hardest part has been navigating uncertainty while still trying to lead with clarity. Whether it was deals falling apart at the last minute, having to make tough calls with partners, or balancing ambition with patience, there have been plenty of challenges.

Early on, I struggled with trying to do everything myself — learning how to delegate, build trust, and let go of control was a turning point. There were also moments where I had to choose between what looked good on paper and what actually aligned with my values and long-term vision.

But those moments forced me to grow. Each setback sharpened my decision-making and made me more grounded. I’ve learned that pressure is part of the process — it’s where the best growth happens if you lean into it.

At SIGU Capital, we specialize in opportunistic investing across the Midwest, with a focus on workforce housing, private credit, and operational business acquisitions. We’re not just chasing deals — we’re building long-term value through disciplined investing, deep relationships, and speed of execution.

What sets us apart is how hands-on we are. We don’t just invest capital — we step into the operations, solve problems in real-time, and create structure where there was none. Whether it’s a real estate asset, a distressed loan, or a legacy business, our edge comes from being in the weeds, not just in the boardroom.

We’ve built SIGU with a clear identity: fast-moving, relationship-first, and rooted in integrity. We’re not spread thin across the country — we know our markets, our partners, and our deals intimately.

What I’m most proud of is the fact that our investors and operational partners continue to trust us — day in and day out. That trust has opened doors to joint ventures, long-term collaborations, and high-quality deal flow that can’t be bought or scaled overnight.

Can you talk to us a bit about the role of luck?
Luck has played a role, but I believe we put ourselves in the position to receive it. Whether it was meeting the right partner, landing a key deal, or being introduced to someone at just the right time — those moments didn’t happen by accident. They came from showing up consistently, doing the work, and staying ready.

A lot of people call it luck, but behind it is preparation, persistence, and clarity. We’ve made a habit of being in the right rooms, asking the right questions, and moving quickly when the opportunity presents itself.

Even the tough breaks — deals falling apart, people backing out — have played a role. They’ve refined our judgment and helped us build a more resilient platform. So yes, luck is real. But we’ve learned how to create the conditions for it to show up.
