Today we’d like to introduce you to Josh Conrad
Alright, so thank you so much for sharing your story and insight with our readers. To kick things off, can you tell us a bit about how you got started?
When I started Conrad Professional Inspection Services, it was a major career shift from my years on the road as a truck driver. My wife encouraged me to explore home inspections, and after diving into training with InterNACHI, I knew I had found the right fit. The ability to use my skills to help people make informed decisions about their homes was exactly what I was looking for.
Since launching my business, I’ve worked hard to build relationships with realtors, homeowners, and industry professionals. Networking has been a huge part of my growth—I’ve attended and hosted events, met incredible people, and found ways to provide value beyond just inspections. Over time, I saw a real need for specialized mold and air quality solutions, which led me to start Demoldify.
Both businesses are built on the same foundation: thorough inspections, modern technology, and a commitment to helping people create safe, healthy homes. Whether I’m performing an inspection, hosting an event, or talking with realtors about how I can support their clients, my focus is always on providing the best service possible.
I’m sure it wasn’t obstacle-free, but would you say the journey has been fairly smooth so far?
It definitely hasn’t been a smooth road—but I wouldn’t have it any other way. Transitioning from trucking to home inspections was a huge leap, and building Conrad Professional Inspection Services from the ground up took a lot of learning, networking, and persistence. I had to establish myself in a competitive industry, earn the trust of realtors and clients, and figure out how to run a business on my own.
Starting Demoldify brought its own challenges—learning how to position my services, gaining experience in mold treatment, and making sure I was presenting myself as an expert in both fields. On top of that, I’ve had to juggle the technical side of the job with marketing, networking, and business growth, all while making time for my family.
So, no, it hasn’t been easy—but it’s been worth it. I’ve put in the work to make both businesses successful, built strong relationships in my community, and created a career that lets me support my family while doing something I truly believe in. The hard road has made the journey that much more rewarding.
Alright, so let’s switch gears a bit and talk business. What should we know about your work?
What do you do, what do you specialize in, what are you known for, etc.?
I own Conrad Professional Inspection Services, where I provide thorough home inspections using modern technology to help buyers, sellers, and homeowners make informed decisions. I also run Demoldify, a company focused on mold and odor treatment, improving indoor air quality, and making homes safer.
I specialize in detailed, no-nonsense inspections and mold treatment services that go beyond the basics. Whether it’s using infrared imaging to spot hidden moisture, performing radon testing, or providing whole-home air treatments, my goal is to uncover issues that others might miss.
I’ve built a reputation for being thorough, honest, and reliable. Realtors and homeowners know that when they call me, they’ll get straight answers and practical recommendations.
What are you most proud of?
I’m most proud of the trust I’ve built with my clients and the relationships I’ve developed through networking and community involvement. I’ve worked hard to establish my businesses, and seeing realtors, homeowners, and industry professionals confidently refer people to me means everything.
I’m also proud of the fact that I’ve built all of this from the ground up. It wasn’t an easy transition from trucking to inspections, but I committed myself to learning, earning certifications, and continually improving my services. Every time I help a client avoid a bad investment, solve a mold issue, or make their home safer, I know I’m making a real difference.
What sets you apart from others?
A few things set me apart. First, I take a no-fluff, real-world approach to inspections and mold treatment. I don’t just check boxes—I look at the bigger picture, using my experience and tools like thermal imaging to find issues that might otherwise go unnoticed.
Second, I prioritize education and transparency. I make sure my clients understand what I find, why it matters, and what their best options are. I don’t just hand them a report—I explain things in a way that makes sense and helps them make informed decisions.
Lastly, I’m always working to build relationships and improve my craft. Whether it’s through networking events, continued education with InterNACHI, or staying ahead of industry standards, I make sure I’m offering the best service possible. My goal isn’t just to complete a job—it’s to be a trusted resource for my clients and community.
What quality or characteristic do you feel is most important to your success?
Reliability and a problem-solving mindset.
In both Conrad Professional Inspection Services and Demoldify, people trust me to give them honest, accurate information about their homes. That trust comes from being reliable—showing up on time, doing thorough work, and always following through. If I say I’ll do something, I do it.
Beyond that, I approach every job with a problem-solving mindset. Home inspections and mold treatment aren’t just about identifying issues; they’re about understanding why the issue exists and what can be done about it. I don’t just list problems—I help my clients figure out solutions.
I think those two qualities—being dependable and truly solving problems rather than just pointing them out—are what have helped me build my reputation and grow my businesses.
