Today we’d like to introduce you to Pascal Zacherl.

Hi Pascal, please kick things off for us with an introduction to yourself and your story.
My wife and I have always dreamed of running our own company but we also felt like neither of us have the drive to start one. I spent the last 7 years working for a fortune 200 company in various business functions and my wife became a real estate agent.

One day we received a call out of the blue from an acquaintance from church and she asked us if we were interested in owning a property managing company. To our surprise she owned multiple investment properties and the owner of the property management company she had hired confided in her that he is looking to retire. Intrigued we agreed to meet to learn more about the opportunity and the more we looked into it the more we felt like this could actually work out.

Following months of due diligence, training, negotiation and overall making sure it was a mutual good fit, we purchased the company. Fast forward 3.5 years and we have now streamlined all lot of the processes and doubled the company while still being laser focused on keeping the consumer front and center.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
No. Being an owner of a property management company requires a multitude of skills. You have to be an accountant, handyman, good communicator and lawyer all at the same time. Sharpening all those skills often times happened through failure and was never easy.

Appreciate you sharing that. What should we know about SWM Homes?
SWM Homes is a local, small family owned company and we specialize in long term rental property management. Our mission is to help investor feel like they don’t have to worry about their real estate investment at all. To accomplish this goal we take care of all touchpoints from marketing your property, showing it, screening tenants, required paperwork, inspections, rent collection, accounting, etc.

What sets us apart from other property managers is that we charge a monthly management fee and that’s it. No other hidden fees. No finder’s fee when finding a new tenant. No upcharges of repair bills. In addition, we’ve aligned incentives: We get paid when you get paid. We do not collect any management fee if your property isn’t rented out.
I’ve personally always disliked hidden fees and we fund that real estate investors are looking for someone to trust and trust comes with transparency.

Where we are in life is often partly because of others. Who/what else deserves credit for how your story turned out?
My wife deserves the biggest credit. For the first 3 years she single handedly ran the business while handling all the affairs of our family. During those 3 years, we foster adopted 3 kids, had 2 biological kids of our own, bought 2 investment properties ourselves and despite all these headwinds, she managed to grew the company 25% each year.
